It seems like I get asked this question everyday. So I decided to go over a few minor improvements that will not only increase your home’s value, but also make it more appealing to buyers when you are ready to sell.

MINOR BATH UPGRADE

Bathroom upgrades can be costly but they do not have to be. Minor updates can go a long ways! 

  • Replace sinks and bathroom hardware. 
  • Having your tub re-glazed is a cost effective way to add value. 
  • Replace shower door or remove it all together.
  • A fresh coat of paint always helps but stick with a neutral color.

LANDSCAPING

This is my personal favorite! The possibilities are endless and you will always get your money back with this one. 

Think about it…the front of your home is the FIRST picture buyers will see online. It is critical that the yard is well manicured. 

  • Fresh mulch and flowers.
  • Add shrubs.
  • Have plenty of color to catch buyers attention.

MINOR KITCHEN

A full kitchen renovation will cost you but these small improvements can provide a great boost in value. 

  • Create a beautiful back splash
  • Brighten things up with recessed lighting. 
  • Upgrade counter tops (stay neutral)
  • Repaint cabinets but don’t skimp out on knobs.
  •  Splurge on one appliance.

FRONT DOOR

So simple but so effective! Replacing your front door with a new steel door can work wonders for the curb appeal of your home. 

  • With an average cost of $1300. I can promise you will get your return on this one. 
  • Choosing a door depends on the exterior color and style of your home. 
  • Don’t be afraid to be bold and go with a bright color.

Often over looked, garage door replacement is a cost effective way to add value.

  • This one is particularly useful on older garage doors that may have scratches and dents.

A FEW EXTRAS

Here are a few extra improvements that can really help out.

  • Energy efficient windows. (If you have dated aluminum panned windows this one is a game changer)
  • Replace interior doors. 
  • Upgrade crown molding in common areas. 
  • Power wash driveway and home exterior. 
  • Have a termite treatment done.
